1. Strategy & Pricing

  • How do you determine the initial list price? (Look for agents who provide a detailed Comparative Market Analysis (CMA) with 3–5 specific comps rather than a vague "gut feeling.")
  • What is your list-to-sale price ratio? (This measures how close their listings typically sell to the original asking price. An agent hitting 98% or higher demonstrates accurate initial pricing.)
  • What is your strategy for handling multiple offers? (In a fast-moving market, you want someone experienced in managing bidding wars and contingencies.)

2. Marketing & Reach

  • What does your marketing plan include for a "fast-track" listing? (Ensure it goes beyond basic MLS listing—look for professional photography, 3D/video tours, and active social media advertising.)
  • How do you generate momentum before the open house? (Ask about agent-to-agent networking and digital pre-marketing.)
  • Do you have connections for off-market or pocket listings? (This can be a shortcut to finding serious buyers quickly.)

3. Execution & Communication

  • What is your plan if the home doesn't sell within the first 14 days? (A great agent has a "Plan B"—such as adjusting photos or marketing—ready before they even put the sign in the yard.)
  • How and how often will you communicate with me? (Confirm they match your preferred style—text, email, or call—and ask how they handle urgent situations.)
  • Can you provide three recent seller references? (Speaking with past clients is the best way to verify if they deliver on their promises.)
